Structural Repair Contractor for Texas Condos and Apartments
Engineer-designed repairs to framing, concrete, and load-bearing elements across Texas
When water, fire, or original defects damage a building’s structure, the repair has to be engineered and built carefully around the people living there. Shepperd Construction is a structural repair contractor for multifamily and commercial properties across Texas, repairing framing, concrete, and connections to the engineer’s design.

Structural repair restores the parts of a building that carry load: studs, beams, joists, sheathing, connections, and concrete elements such as columns and slabs. It follows a structural engineer’s assessment and often includes temporary shoring so the building stays safe while damaged members are replaced.
Repairing the Structure That Water and Time Have Damaged
Most structural damage we see in Texas multifamily buildings starts with water. Years of concealed leaks rot sheathing, studs, and rim joists; balconies and breezeways hold water against framing; and corroded connections lose capacity long before anyone notices. Fire, storms, and original construction defects account for much of the rest.
Our structural repair services focus on everything above grade. Where movement starts in the ground, our commercial foundation repair team handles the remediation, and we coordinate both under one schedule when a building needs both.
Engineer-Led Repairs
We build the repair your structural engineer designs, with conditions reported as walls open.
Shoring When Needed
Temporary shoring keeps occupied buildings safe while damaged members are replaced.
One Contractor, Whole Building
Structure, envelope, and finishes are rebuilt by one team, so nothing falls between trades.
Signs a Building Needs Structural Repair
Structural damage is often hidden behind finishes. These signs usually mean it is time for an engineer to look:
- Soft, bouncy, or sagging floors and balconies
- Rotted sheathing or framing found during envelope work
- Cracks in drywall paired with doors that stick or bind
- Rust staining or spalling on concrete columns and slabs
- Sagging breezeways, landings, or roof lines
- Fire, storm, or impact damage to load-bearing walls
- Repeated leaks in the same area over several years
Our guide on repair versus full structural reconstruction explains where the line usually falls.
What Commercial Structural Repair Involves
Every commercial structural repair starts with the engineer’s assessment and repair design. On site, we install temporary shoring where needed, remove finishes and cladding to expose the damage, and replace or reinforce members as designed, from sistered joists and new studs to rebuilt connections and repaired concrete.
Once the structure is sound, we rebuild the envelope and interior finishes around it. When the damage traces back to a leak, we correct the source in the same scope, often through building envelope repair, so the new structure is not exposed to the same water.

Damaged framing rebuilt after fire or long-term water exposure.
Cost of Repair Estimates
Quantified scopes and pricing based on the engineer's design.
How a Structural Repair Project Runs
Structural work on an occupied property depends on sequencing. This is how we run it.
We review the engineer's assessment and walk the property to plan shoring, access, and phasing.
The repair design becomes a quantified scope and cost of repair for owner or board approval.
Areas are shored, opened, and repaired in sequence, with conditions reported to the engineer.
Envelope and finishes are rebuilt, and the engineer reviews the finished structure.

Frequently Asked Questions
A structural repair contractor builds the repairs a structural engineer designs: replacing or reinforcing damaged framing, connections, and concrete, installing temporary shoring, and rebuilding the envelope and finishes once the structure is sound.
Yes. Structural repairs on multifamily and commercial buildings should always be designed by a licensed engineer. The engineer assesses the damage and specifies the repair; we build it and report any conditions that differ from the design.
Shoring is temporary support that carries loads while damaged structure is removed and replaced. It keeps the building and the people in it safe during the repair, and it is removed once the permanent structure is in place.
Often, yes. Many repairs can be phased so only the units around the work area are affected. When a unit has to be vacated for a period, we plan it with the board or owner well in advance.
We photograph and document it as soon as it is uncovered, report it to the engineer, and price any added work before it is built, so the owner is never surprised at the end of the project.
Yes. Structural repair covers framing, connections, and concrete above grade. Foundation repair addresses slabs, grade beams, and soil-related movement. Some buildings need both, and we coordinate them under one schedule.
It depends on the engineer’s design, how much damage is found once finishes are removed, shoring and access needs, and how the work is phased around residents. We price the full scope once the design is available.
We serve properties across Texas, with teams in Dallas, Fort Worth, Austin, and San Antonio.
