Foundation Remediation

Commercial Foundation Repair for Texas Condos and Apartments

Engineer-designed foundation remediation, completed around residents across Texas

Expansive clay soils, drought-and-downpour cycles, and poor drainage move foundations across Texas. Shepperd Construction delivers commercial foundation repair for multifamily and commercial properties, building the remediation your structural engineer designs and repairing the framing, finishes, and drainage that movement leaves behind.

Request a Foundation Repair Assessment

Commercial foundation repair stabilizes the foundation of a multifamily or commercial building after soil movement, water, or structural distress, then corrects the conditions that caused it. On occupied properties, it also covers the framing, doors, and interior finishes the movement damaged.

Why Foundations Move

Treat the Cause, Not Just the Cracks

Most foundation distress in Texas comes back to water and soil: clay that swells when wet and shrinks in drought, roof and surface water that pools against the slab, and grading that sends water toward the building instead of away. Patching cracks without fixing drainage or stabilizing the foundation simply resets the clock.

Our work follows the structural engineer’s assessment, so the repair addresses both the foundation and the water that moved it. For one condominium association alone, Shepperd has completed foundation remediation on four buildings. Read how we approach foundation damage at apartment complexes.

Engineer-Led Repairs

We build the remediation your structural engineer designs, so the fix matches the diagnosis.

Drainage Included

Grading, drainage, and below-grade waterproofing are part of the plan, not an afterthought.

Occupied-Site Experience

Work is staged building by building, so residents can stay in their homes where the scope allows.

Warning Signs

Signs a Building Needs Foundation Repair

Foundation movement shows up inside units before most people look at the foundation itself. Watch for these signs across the property:

  • Cracks in drywall, especially diagonal cracks above doors and windows
  • Sticking doors, or doors that no longer shut properly
  • Windows that will not open or close smoothly
  • Cracks in brick, stone veneer, or stucco that widen over time
  • Sloping or uneven floors between units
  • Gaps opening between walls, ceilings, and trim
  • Water pooling against the foundation after rain

One sticking door is rarely structural. The same signs across several units, or signs that get worse season to season, are worth an engineering assessment. Our guide on repair versus full structural reconstruction covers where the line falls.

What Commercial Foundation Remediation Involves

Foundation remediation is designed by a licensed structural engineer, based on the building, the soils, and the pattern of movement. Depending on that design, the work can include underpinning or piering, slab and grade beam repairs, framing repairs, drainage and grading corrections, and below-grade waterproofing.

Once the structure is stable, we repair what the movement damaged: framing, drywall, doors and windows that no longer operate, and exterior cladding that cracked as the building shifted. Handling both under one contractor keeps the schedule tight and gives residents one team to deal with.

Who We Work With on Foundation Projects

Foundation projects involve owners, managers, and engineers. Each gets what they need from us.

Scope of Work

Foundation Repair Services We Provide

Most projects combine foundation work with the structural and interior repairs that movement causes.

Foundation Remediation

Engineer-designed stabilization of slabs and grade beams on multifamily and commercial buildings.

Framing Repairs After Movement

Framing damaged by settlement repaired once the foundation is stable. See structural repair.

Drainage & Grading

Site grading and drainage corrections that move water away from the foundation.

Below-Grade Waterproofing

Foundation and underground waterproofing that keeps water out of the structure.

Interior Damage Repair

Drywall cracks, trim gaps, and finishes repaired after the movement stops.

Door & Window Realignment

Sticking doors and windows reset or replaced so they operate properly again.

Flatwork & Breezeways

Cracked and heaved slabs, walks, and breezeways repaired or replaced.

How a Foundation Repair Project Runs

Foundation work on an occupied property depends on sequencing. This is how we run it.

Frequently Asked Questions

Mostly soil and water. Expansive clay swells when wet and shrinks in drought, and poor drainage, roof runoff, and plumbing leaks under the slab make those swings worse. Original grading shortcuts that send water toward the building are another common cause.

They can be. Hairline cracks from normal shrinkage are common. Diagonal cracks above doors and windows, cracks that keep widening, or the same pattern in several units are more likely to be movement and are worth an engineering assessment.

When a foundation moves, door frames rack out of square, so doors bind, drag, or stop latching. One door is usually a hardware or humidity issue. Several doors in the same area, especially alongside drywall cracks, point to movement in the structure.

Yes. Commercial foundation repair should always be designed by a licensed structural engineer. The engineer diagnoses the cause and specifies the repair; we build it and repair the related damage.

Often, yes. Much of the work happens outside or below the building, and interior repairs are scheduled unit by unit. When a scope does require temporary relocation, we plan it with the board or owner well in advance.

It depends on the engineer’s design, the size of the building, soil conditions, access, and how much framing, drainage, and interior repair is needed. We price the work as a full scope once the design is available, so the board sees the whole number up front.

It should. Stabilizing a foundation without correcting the drainage that moved it leaves the cause in place. Grading, drainage, and below-grade waterproofing are part of most of our foundation scopes.
