Painting & Coatings

Commercial Painting Contractor for Texas HOAs and Apartments

Exterior painting and coatings for HOAs, condos, apartments, and commercial buildings across Texas

Paint only lasts as long as the surface under it. Shepperd Construction is a commercial painting contractor for HOAs, apartment communities, and commercial buildings across Texas, and because we are a reconstruction company, the rot, cracks, and failed sealant are repaired before the first coat goes on.

Commercial exterior painting on a multifamily property is a maintenance project and a protection system. Done properly, it includes surface repairs, sealant replacement, and coatings chosen for each substrate, so the paint protects the building instead of hiding damage.

Why Prep Matters

Paint Over Damage and It Comes Back

Most early paint failures on multifamily buildings are not paint problems. Peeling over rotted trim, cracking over moving stucco, and staining from failed sealant all trace back to the surface underneath. Painting over them makes the building look good for a season and hides the damage until it costs more.

Our painting projects start with repairs. Rot is replaced, cracks are repaired, and failed sealant is cut out and redone, then the right primer and finish go on each surface. Smaller painting needs are handled through our repair service, with one point of contact.

Warning Signs

Signs It Is Time to Repaint

These are the signs that a community is due for exterior painting, and often for repairs too:

  • Peeling, flaking, or chalking paint across elevations
  • Faded colors that no longer match between buildings
  • Peeling on the same trim boards after each repaint
  • Hairline cracks in stucco showing through the paint
  • Rust on metal railings, stairs, and doors
  • Failed caulking at windows, trim, and joints
  • Board complaints about curb appeal or resale values

Paint that keeps failing on the same boards usually means rot or water behind them. Our wood rot repair page covers how that is fixed.

How a Commercial Painting Project Works

Every project starts with a walk of the property to note repairs, surfaces, and access. That list becomes part of the scope, so the board sees the repairs and the painting together, priced up front.

Work then runs building by building: pressure washing, repairs, sealant replacement, priming bare and repaired areas, and two finish coats suited to each surface. For HOA painting, color approvals and resident notices are built into the schedule, and metal railings and stairs are prepared and coated with products suited to metal.

Why Shepperd

Why Boards Choose Shepperd for Painting

Most painting contractors paint what is there. Boards bring Shepperd in because we are a reconstruction company first: we repair what is under the paint, so the new finish lasts and the board is not paying for the same repairs again in three years.

Frequently Asked Questions

It depends on the surfaces, sun exposure, and the quality of the last job. Many Texas communities plan exterior repaints on a regular reserve cycle, with trim and high-exposure elevations needing attention sooner. A walk of the property shows where things stand.

Yes. That is the main difference between a reconstruction company and a painting-only contractor. Rot, stucco cracks, damaged siding, and failed sealant are repaired first, then painted, so the finish lasts.

Yes. We paint building by building, give residents notice before work starts on their building, and plan around parking, patios, and entries.

We provide color options and samples on the building so the board can see them in place, and we follow the community’s approval process before work starts.

It depends on the scope and how your accountant classifies it. Our article on CapEx versus OpEx for exterior work covers the factors that usually decide it.

Cost depends on the number of buildings, surface types, how much repair work is needed first, access, and the coatings chosen. We walk the property and price repairs and painting together.

Yes. Rust is removed, metal is primed with a suitable primer, and a finish suited to metal is applied. Damaged railings and stairs can be repaired as part of the same project.
