Window & Door Leaks

Window Leak Repair for Texas Condos and Apartments

Leak repairs at windows, doors, and the wall around them for multifamily buildings across Texas

Water on the sill after every storm, stained drywall below the window, or a door that leaks when rain is wind-driven: these leaks rarely stop with more caulk. Shepperd Construction provides window leak repair for condos, apartments, and commercial buildings across Texas, fixing the flashing and wall details where the water actually gets in.

Request a Window Leak Assessment

Window leak repair stops water entering at or around a window or door. Leaks can come through the frame or glazing, the joint between the window and the wall, a missing or reversed sill pan, or the wall above the opening. A lasting repair fixes the path, not just the visible gap.

Why Caulk Fails

Why More Caulk Rarely Fixes It

When a window leaks, the first fix is almost always a new bead of sealant. If the leak returns, water is usually getting in somewhere caulk cannot reach: through a sill without a pan, behind flashing lapped the wrong way, or through the wall above the window and running down to the opening. A window that keeps leaking after caulking is telling you the problem is in the assembly.

Our crews look at the window, the door, and the wall together. Where the source is not obvious, we support water intrusion testing first, so the repair is aimed at the right detail.

Fix the Entry Point

Repairs target the flashing, sill, or wall detail letting water in, not just the visible gap.

Windows and Doors Together

Sliding doors, entry doors, and windows are checked as part of the same wall.

Warning Signs

Signs of a Leaking Window or Door

Window and door leaks show up inside long before anyone sees the cause. Common signs include:

  • Water on the windowsill or in the window track when it rains
  • Window leaks in the rain only when wind blows from one direction
  • Drywall bubbles, stains, or soft drywall around the window
  • Peeling paint or swollen trim below the opening
  • Doors leaking at the threshold during storms
  • A window that keeps leaking after it was caulked
  • Musty odor or mold near exterior walls

Leaks across several units on the same elevation usually point to the wall system, not individual windows. Our guide on who investigates water intrusion explains when to bring in an engineer.

When Water Damage Has Reached the Wall

Long-running window leaks rarely stay at the window. Water soaks into the sheathing, the framing below the sill, and the drywall inside, and the damage keeps growing while the window is being re-caulked. That is why some windows are still rotting even after repairs.

When we open the wall at a leaking opening, we replace damaged sheathing and framing, install a proper sill pan, and re-flash the opening into the water-resistive barrier before closing it up. Where rot has spread further, see our wood rot repair service, and for whole-elevation problems, building envelope repair.

Frequently Asked Questions

Most window leaks come from the joint between the window and the wall, a missing or failed sill pan, or flashing that sends water behind the barrier. Leaks that only happen with wind from one direction usually mean wind-driven rain is being pushed past a weak detail on that elevation.

Because the water is usually not coming through the joint that was caulked. Failed sill pans, reversed flashing, or a leak in the wall above the window let water reach the opening from behind. Finding the actual path, sometimes with testing, is the only way to stop it.

Water on the sill after rain is a leak. Water on the sill on cold mornings with no rain is more likely condensation on the glass. If the water appears only during or after storms, the window or the wall around it needs to be inspected.

Bubbling, staining, or soft drywall around a window means water has been getting into the wall for some time. The drywall is the last layer to show it. By then the sheathing and framing behind it may also be damaged and should be checked when the leak is repaired.

Door leaks usually come from a failed threshold or sill pan, worn sweeps and weatherstripping, or a balcony or deck surface that drains toward the door. Sliding doors onto balconies are among the most common leak points on multifamily buildings.

Often, yes. If the window itself is sound, re-flashing the opening, adding a sill pan, and replacing the perimeter sealant usually stops the leak. When frames are failing or many units have the same problem, commercial window replacement can be the better long-term choice.

It depends on how many openings are affected, how much wall damage is found, access, and interior repairs. We inspect first and give you an itemized quote by opening, so the board can approve exactly what is needed.
